Several of our friends have done this and had both closings on the same day. Obviously the contract to buy the second house has to be contingent on the first sale going through, and it does require that everyone have all their ducks in a row. But realtors and lenders are used to this process and can help you navigate your way through the sale and the purchase. Plus, that way you don't end up making payments on two houses at the same time.
